Common Foreclosures Abbreviations

 

Our list of most frequntly looked up abbreviations when searching for foreclosures.

  • Air - Airport Zone
  • FP - Floodplain
  • Hist - Historical Property
  • HOA - Homeowner Association
  • IE Insured with Repair Escrow: This is a category which is less common than in the past but is a favorite when purchasing a FHA foreclosure. This category gives the purchaser a predetermined amount of money in order to do repairs that may be required in order to bring the house up to minimum property standards.
  • IN - Insured: This term identifies a property as FHA insured, which means when purchasing a house in this category the purchaser has many options. Either straight FHA, also referred to as 203b, cash, or FHA 203k. This is a house normally in better condition than a property listed as UI.
  • LBP - Lead-based Paint
  • UI - Uninsured: This means that in order to purchase a house in this category it must be financed using cash or with a FHA 203k mortgage. 203k mortgages require that the property has $5500 or more worth of work.
